The Best Time to start thinking about maintaining your natural stone & porcelain tiles is when you are installing the tiles. It is important to seal the tile with the proper sealer. I generally use a high quality penetrating sealer after we install tile. Especially outdoors. Alot of companies tend to put a glossy topical sealer for outdoor installations but these sealers generally turn a milky white color over time which mutes the natural colors of the stone. And the topical sealers do tend to peel away from the stone over time. For indood tile installs I still like to use the penetrating sealers. But you can also use topical sealers for interior applications for brick floors, slate tiles, and flagstone paver flooring because it is not exposed to the elements. A good idea when using the topical glossy sealer is to put slider cushion pads under chairs & tables so the bottom of the legs of the chairs do not scratch the finish.
Another probelm that I see alot of is that when housecleaners or homeowners clean the floors they generally will start in a corner and use the same buckey of dirty water for the entire floor. So basically a thin film dirty water is left behind. And if you do this 50 times a year the natural stone tiles & grout joints slowly take on a darker appearance until you have black grout joints. We clean all of the tiles & grout by hand to make sure that we detail the tiles as best as we can. And we make sure to consistently change the water to make sure we are creating a solution instead of a problem. We also clean and reseal granite countertops for kitchens & bathrooms. As well as deep cleaning and resealing porcelain tile, marble, travertine, limestone, and slate shower enclosures & tub surrounds removing soap build up, body oils, hard water calcium stains, and efflorescence. We then can regrout & recaulk any areas where there is grout missing, usually where the shower pan floor meets the vertical walls and around the shower curb.
It is a good idea to have your tile & natural stone cleaned and sealed every 2-3 years depending on the amount of traffic.

1) I do alot of the tile setting myself to ensure a qualiy job and to make sure everything runs smoothly. I also hot mop my shower pans and mud float all of my shower walls.
2) I use 1/8 inch grout joints instead of the 3/16 inch or 1/4 inch grout joints that you commonly see in other tile projects. This helps to bring more of your focus to the tile, helping to give a cleaner and more flowing look to the project.
3) If you would like your tile and grout sealed at the end of the project, my bid includes sealing the tile and grout twice as most sealer manufacturers recommend but not most tile installers tell you about. And it does make a difference in helping to keep your tile and grout as clean as possible.
4) Throughout my career I have gained first hand experience with other flooring products like hardwood, vinyl, and carpet among others. This helps in making for smooth transitions between the newly installed tile and other flooring products you may have existing in your house.
